Important Information
Check-in and Check-out Procedures
- Check-in is after 4pm and check-out is by 10am.
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager); entry information cannot be sent until these are signed.
Property Access
- As of mid-March 2025, the spiral staircase shown in the photos has been removed and the loft is no longer accessible to guests. Photos will be updated soon to reflect this update to the living room.
- Guests do not have access to the locked-off portion of the Sportsman's Lodge, the Fitness Center, or the Wine & Cigar Bar. These are for member use only.
- The front deck is constructed with a pet-friendly gate.
Policies and Rules
- Must be at least 25 years old to reserve. This person is required to sign the agreement and must be one of the persons staying in the property for the reserved dates.
- No smoking allowed.
- Minimum age: 25 years.
- No children allowed.
- No events allowed.
- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
- 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
- Pets: The property allows pets. Refer to fee section for details. Pets other than dogs are not permitted.
- Guests are not allowed to bring their own ATVs. For information about ATV rentals contact Off Road Adventures.
Fees and Payments
- Pet Fee: Pet rent of $25 per pet per night plus tax applies. Maximum number of pets is not specified in this listing, but the property allows pets. Pets other than dogs are not permitted.
- Firewood for the fire pit may be added at the time of booking under "Additional Fees" after entering payment info or by reaching out to us more than a week in advance. You get two wrapped bundles and a firestarter for $25/night.
- There is an additional $35 per night amenity fee (max $175) in order to maintain the facilities and features in the development.
- The summer concerts are open to all guests; admission fee applies to each person and there is a cash bar for food and drinks.
- Eagles Nest Winery Day passes are available onsite for $25 each. HOURS: Thursday & Friday 4pm-10pm, Saturday & Sunday 1pm-7pm. All visitors at the winery must be 16 years or older. This is strictly enforced.
Parking Information
- Free parking is available at the property.
- The home is monitored by security cameras outside on the corners of the house: one camera is aimed at the parking and front entrance and the other camera is aimed at the generator and heat pump. No cameras monitor the interior or common gathering areas.
Utilities and Amenities Access
- The property includes towels, bed linens, climate control, high-speed internet, a washing machine and dryer, dishwasher, toaster, oven, stove, cooking basics, and patio.
- All BRMR homes offer well-stocked kitchens with all utensils needed to cook meals. There is also a starter set of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. These items are enough for one night, or maybe two.
- Towels and linens are provided.
- The home offers a generator in case of power loss.
- All Eagles Nest homes have internet, but some areas may not have cell reception.
- Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment, etc.).
- Hair dryers are not provided.
Safety and Emergency Information
- The home is equipped with smoke and carbon monoxide detectors.
- The home offers a generator in case of power outage.
- The home is monitored by security cameras outside on the corners of the house (see Parking Information).
Other Critical Details
- Eagles Nest is a developing community, with construction currently ongoing in several of its neighborhoods. Construction noise may be heard 7am-7pm Monday through Saturday.
- Bookings canceled 60+ days before arrival will receive a refund of the deposit. Bookings canceled within 59 days of the arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.
